The property offers a strong Weighted Average Lease Expiry (WALE) of 8.46 years by income and benefits from secure net lease structures, providing stable cashflow alongside embedded rental growth through annual increases.

The acquisition was completed on a passing yield of 6.26 per cent and reflects $8,605 per square metre of lettable area.

JLL agents Thomas Thorsen and Simon Quinn facilitated the transaction and commented on the strength of demand for well-located healthcare and essential service assets.

“The successful transaction reflects the appeal of healthcare and childcare assets that combine quality tenants, secure occupancy and strong underlying property fundamentals,” Mr Quinn said.

Strategically positioned within the established and growing suburb of Robina, the property benefits from direct access to the M1 Motorway and proximity to Robina Town Centre. The surrounding area is supported by major national retailers including Bunnings, Officeworks and Supercheap Auto, reinforcing its role as a key lifestyle and commercial destination on the Gold Coast.

“The combination of a defensive tenant profile, long lease expiry and strong location fundamentals made this an outstanding acquisition,” Mr MacKinley said.
