Quanta Launceston Retail Trust

The Everyday Retail Centre located at 1-15 St John Street, Launceston, is a heritage listed large format retail centre in the heart of Launceston’s CBD. It is 100% leased to ASX national tenants being BCF, Supercheap Auto, Beacon Lighting and one of Europe’s largest banks, Rabobank. The centre was refurbished and redeveloped in 2012. The Property benefits from high exposure from three street frontages and is in close proximity to other large format uses such as Anaconda, Harvey Norman, Bunnings, Officeworks, Spotlight, JB Hi Fi and The Good Guys. Quanta Multi-Sector Income Trust

This Trust currently consists of 3 assets and was established in March 2021, with the acquisitions of 3 medical clinics with long term leases located in the Mackay region of Queensland. The Tenant is Family Heath Care Mackay Group which is part of the Better Medical group of practices. The fourth asset for the trust was acquired in July 2021, Yamanto Village is a fully leased modern convenience centre constructed in 2016. It benefits from a complimentary mix of tenants including an Ampol Service Station, 3 National Fast Food Drive-thrus, a Gym, a Dentist, and 7 supporting Restaurant/Retail Specialties. In February 2024, 1 of the medical clinic assets, Rural View, was sold as part of the Trust's ongoing strategy, achieving a premium to the original purchase price.

This retail focused property trust is comprised of neighbourhood-style convenience shopping centres that are strategically positioned in regional growth areas throughout Australia. The nature of the assets in this Trust require active management by Quanta’s asset management team to optimise performance for our retailers, investors and the local community. There is substantial leasing activity across the portfolio, particularly at Westside Plaza Broken Hill where a large capital works programme was recently completed with Narvey Norman opening their doors to the public in May 2024.

Quanta Spring Hill Trust

The Project is located at 137 Gregory Terrace, Spring Hill, with Development Approval held for the construction of 6 luxury townhouses. Spring Hill is a very tightly held and sought-after inner-city suburb situated approximately 2 kilometres north of the Brisbane CBD. The Project is in very close proximity to several premier private schools, hospitals and recreational amenities including the Roma Street Parklands and the significant redevelopment of Victoria Park Parklands.

The townhouses, with final surveyed areas ranging between approx. 280m² and 322m², were completed in May 2024. The completion of the sale settlements are currently anticipated to occur over July / August 2024.

Quanta Connors Road Industrial Trust

This industrial investment opportunity offers an attractive forecast 5-year average distribution of 8.25% net per annum, commencing at 7.50% net per annum, and increasing to 9.75% net per annum.

The Property is fully occupied by United Group Limited (UGL), a subsidiary of Germany's largest construction company, HOCHTIEF (market cap of over €8.35 billion). The income is highly secure through a 15-year triple net lease with 4.7 years remaining.

The land rich 3.1ha modern industrial facility has a low site cover (29%) and includes a total building area of 8,881 sqm across two large warehouses. In addition to the triple net nature of the lease, the Vendor has committed $1.5 million towards capital works upgrades, future-proofing the capital expenditure profile.

The investment provides built-in capital and income growth resulting from current passing rent being approximately 20% below market rates. Additionally, there is significant potential for development upside with a low site cover of 29% and tenant demand for additional lettable area to be built on surplus land.
