Investment activity in healthcare has remained strong throughout 2024–2025, with more than $800 million in healthcare property transactions recorded nationally. The sector is well positioned for continued growth, underpinned by favourable demographic trends, sustained government investment, and increasing institutional demand for stable, long-term income assets. Metropolitan Victoria emerged as the most active market, accounting for approximately $167 million in investment sales over the period followed by metropolitan Queensland at $154 million. The healthcare investment sector has remained resilient throughout 2026, experiencing relatively limited price volatility compared with other commercial property asset classes. Investor appetite continues to strengthen, particularly across the middle-market and institutional segments, resulting in increased transaction activity as private investors seek exposure to the sector’s defensive characteristics.

Demand has been further supported by syndicators and fund managers rebalancing portfolio allocations towards healthcare assets, driving greater liquidity across the market. Investors remain attracted to healthcare property due to its stable income profile, relatively long lease terms and the availability of attractively priced assets that offer both value and diversification benefits within a higher interest rate environment (Burgess Rawson, Healthcare Industry Insights Report 2025).

Investment sales for medical assets in the sub-$20 million category in Queensland have generally displayed a yield range between 5.50%-7.00%.

Notable medical sales within Southeast Queensland include:

  • 301/309 1808 Logan Road, Upper Mount Gravatt sold in June 2026 for $7.8 million (5.98% yield)
  • 695 Sandgate Road, Clayfield sold in February 2026 for $30 million (6.55% yield)
  • 57 Bulcock Street, Caloundra sold in December 2025 for $8.7 million (5.48% yield)

Notable medical sales within regional Queensland include:

  • Galleon Way Medical Centre, 1/174 Galleon Way, Currumbin Waters sold in April 2026 for $4.925 million (5.87% yield)
  • Hermit Park Clinic, 183-191 Charters Towers Road, Townsville sold in December 2025 for $18.25 million (6.49% yield)
  • Hyde Park Medical Centre, 16-20 Bayswater Road, Townsville sold in November 2025 for $7.4 million (5.83% yield)

The sector continues to be underpinned by industry drivers including an ageing population, strong population growth, and longer life expectancy.
