Quanta sold two Yamanto assets for $9.655 Million – CBRE

The two convenience retail investments comprising an Ampol Service Station and Zarraffa’s Coffee, located at 422 and 424 Warwick Road, Yamanto, sold by CBRE agents Tom Lawrence, Matt Smith and Neville Smith on behalf of Quanta Investment Funds.

Two Yamanto investments in Ipswich’s high-growth precinct have changed hands for a combined $9.655 million following competitive auction campaigns that drew more than 110 enquiries and seven registered bidders.

The Ampol Service Station at 422 Warwick Road sold for $6.92 million on a 6.10% yield, while neighbouring Zarraffa’s Coffee at 424 Warwick Road sold for $2.735 million on a 4.99% yield.

CBRE’s Tom Lawrence, Matt Smith and Neville Smith brokered the transactions on behalf of Quanta Investment Funds.

The campaign generated 31 enquiries for the Ampol investment and 81 enquiries for the Zarraffa’s asset, highlighting continued investor appetite for long WALE convenience retail investments underpinned by nationally recognised operators.

Mr Lawrence told COMMO the result reflected the depth of demand for high-quality convenience retail assets within Southeast Queensland’s key growth corridors.

“Investors continue to be attracted to assets that combine strong tenant covenant, modern improvements and long-term rental growth,” Mr Lawrence said.

“These properties offered exactly that. Both occupiers are well-established national brands, the leases provide excellent income security and the assets occupy a highly visible position within one of Ipswich’s fastest-growing retail and residential precincts.

“The level of enquiry and bidding activity reinforced just how much capital remains focused on convenience-based investments that deliver both defensive income and future growth potential.”

Mr Smith told COMMO he sales demonstrated ongoing confidence in Ipswich and the broader Southeast Queensland market.

“Yamanto continues to attract significant investment on the back of strong population growth, expanding infrastructure and an increasingly established retail offering,” Mr Smith said.

“This result builds on from our previous result divesting the United Petroleum in Yamanto in December 2025 for $6,525,000, reflecting a 5.99% yield on behalf of a QLD based developer. Despite having less than 5-years remaining on the Ampol lease and forming part of a volumetric community title scheme landholding (BMS) both assets were very well received by the private investor market which we believe is a testament to the growing catchment.”

Quanta Investment Funds Head of Capital Transactions Andre Liu told COMMO he result reflected the Trust’s strategic approach to managing Yamanto Village. “Since being acquired in 2022, Yamanto Village has been actively managed with a focus on enhancing income, strengthening the tenant profile and identifying opportunities to create additional value. The subdivision into individual lots was an important part of that strategy, with the successful sale of these two assets delivering a strong outcome for the Trust and its investors.”
